Letting - Property Locations

All of our property is located in the North West of England. The predoninant areas being South Manchester and North Cheshire. Properties are selected for their good links to the road networks and bus routes, as well as being close to local shops and leisure facilitys. We have many links with letting agents and landlords further a field and we aim to do our best to help whatever the area.

Private Landlord Support - Introduction

As a private landlord you will probably be all to aware that problems with your rented property, and issues with tenants can occur at any time day or night. They can range from a blown fuse or lost keys to fire or flood. These problems can occurs at the most inopportune time, you may be on holiday, away on business or out of the country. Even if you are local to your rented accommodation when problems occur you may not want to be bothered, or have the hassle of trying to find an all night electrician or plumber. Not to mention the cost of call out and services, sometimes amounting to over one hundred pounds for a simple electrical fault. At Enigma Property Services we understand these problems and have developed the Private Landlord Support Service (PLSS) . Unlike a management service where you use up ten of even twenty percent of your rent, you only pay a minimal subscription fee per month per property (certain restrictions apply). If no incidents occur you pay nothing, however you and your tenants have the piece of mind that we are only a telephone call away.

Private Landlord Support - Features

We operate a 24 hour, 365 day a year service, including all bank holidays. Our control center is available on a dedicated freephone number and can advise on issues over the telephone. Various options can be selected to tailor the package to suite individual requirements. The spend limiter lets you set the maximum amount of money that can be spent on each call before your authorisation is required. Pre-authorisation allows you to decide if you want us to handle the call before any action is taken, this can be useful if tenants abuse the call out service. Tenant Removed only allows you to place calls to our control center, but of course this does mean you must be contactable in emergency's by your tenant(s) Also included in the service is a secure key holding service in case your tenants lose keys or lock themselves out.

Private Landlord Support - What if !

So what if something does go wrong !. Whether you choose to instruct us yourself or leave our details with your tenants our central control center is on hand to help. Our aim is to reach you in less than half an hour, identify the problem and eliminate any danger. We have a team of multi skilled support personnel that can attend incidents fix problems or if further specialist skills are required instruct one of our selected specialists to attend. We can keep you fully informed of the situation and progress throughout.
